AREAS OF SPECIAL COMPETENCE 

Valuation of Challenging Valuation Situations and Complex Ownership Interests:  Over 22 years experience appraising challenging valuation situations and complex ownership interests including: equity ownership interests in mixed-use complexes subject to complex loan structures, equity member interests of minority partners in LLCs, quasi-equity lease interest in Class A office building, component asset allocation analysis for hospitality and other operating properties, conservation easements, sandwich lease interests, ground leases, air right ownership and leasehold interests, TIF agreements, franchise agreements, management agreements, development agreements, partial interests, easements. 

Valuation, Appraisal, and Consulting Services to the Hospitality Industry:  More than 15 years experience providing valuation and consulting services to the hospitality industry including convention hotels, luxury full service hotels and resorts, full and limited service hotels, extended-stay hotels, and specialty hospitality properties. 

Valuation of Owner-Occupied Real Estate for Ad Valorem Assessment Purposes:  Extensive experience appraising owner-occupied real estate for ad valorem assessment purposes with special expertise with hotels, resorts, hospitality properties, and power generating facilities.  This service uses a Component Asset Allocation Valuation Methodology developed by Mr. Gloodt. 

Valuation for Dispute Resolution Purposes:  Extensive experience providing valuation counseling services and appraisals for dispute resolution purposes involving litigation for ad valorem assessment purposes, business disputes, bankruptcy, estate planning, marital disputes, and IRS purposes.

Peter Gloodt, MAI, ISHC is owner and Executive Director of Gloodt Associates, Inc.  Mr. Gloodt’s previous experience includes Director of USRC’s Chicago Hospitality Practice, Managing Director of Landauer Hospitality Group’s Midwest Hospitality Consulting and Appraisal Practice, Executive Director and Owner of Gloodt Associates, Inc., a national commercial and hospitality appraisal and consulting practice, and Manager with Pannell Kerr Forster, a national accounting and consulting firm that specialized in serving the hospitality industry.
